Schedule of Finishes
1. EXTERIOR FINISHES
1.1. Roof to be zincalum with transparent inserts.
1.2. Window frames to be powder coated aluminum to selected colour and of commercial sections.
1.3. Soffit of all external mezzanine areas to be painted in light texture to a selected colour.
1.4. External Walls. Front and display walls to be painted with a selected texture colour.
1.5. Roller Shutters to be selected commercial quality shutters finished in a selected colour bond. Manually operated.
1.6. Car Park to be concrete 150mill with applicable line marking and kerbs as required.
1.7. Landscape areas to be finished as per council approved plans.
2. WAREHOUSE INTERNAL
2.1. Walls to be plain concrete.
2.2. Ceiling to be sisalation and safety wire. Clear inserts to provide natural light. 6 meters clearance to the underside of the structural steel for the roof.
2.3. Floor to be concrete with a steel trowel finish.
3. MEZZANINE
3.1. Floor concrete.
3.2. Walls either painted plasterboard or painted concrete which ever is the initial base.
3.3. Ceiling drop in plaster pre-finished tiles
3.4. Doors painted timber in metal doorframes with selected hardware.
3.5. Windows selected commercial grade aluminum select powder coat finish.
4. STAIRS
4.1. Treads and risers to be concrete.
4.2. Handrails to be galvanised steel to comply with BCA.
5. RECEPTION (floor below mezzanine)
5.1. Ceilings to be off form concrete or painted plasterboard which ever is the initial finish.
5.2. Walls to be concrete or painted plasterboard, which ever is the initial finish.
5.3. Floor to be concrete.
6. TOILETS
6.1. Ceiling to be drop in tile pre finished plasterboard.
6.2. Walls to be painted concrete or plasterboard with appropriate tiling. Walls to have skirting tile with the exception of shower which will be tiled to 1.8 meters approximately.
6.3. Floors to be concrete and tiled
6.4. Doors to be painted timber.
6.5. Door frames painted metal
6.6. W.C.’s white porcelain.
6.7. Basins white porcelain or stainless steel as selected by the developer.
6.8. Taps chrome finished.
6.9. Vanity bench tops laminate if required.
6.10. Towel rail or ring chrome finished.
6.11. Mirror 500mill square
6.12. Grab rails in disabled to comply with BCA.
6.13. Toilet paper holder chrome finished.
7. KITCHEN UNIT AREA.
7.1. Sink unit light coloured melamine.
7.2. Sink to be stainless steel.
7.3. Hot water unit 50 litre main pressure quick recovery per unit.
7.4. Taps chrome finished.
7.5. Towel rail or ring in chrome finish.
8. ELECTRICAL
8.1. External lighting to provide a minimum of 5 lux to the carparking areas.
8.2. Warehouse lighting 400 watt mercury vapour providing 200lux approx.
8.3. Office areas fluorescent troffer lights providing 400lux approx.
8.4. Under side of mezzanine (reception) fluorescent lights providing 200 lux approx.
8.5. Toilet lighting oyster lights providing 200 lux approx.
8.6. Emergency lighting including exit lighting to meet the requirements of BCA.
8.7. Power single phase connected and 3 phase 16 mill2 4 core earth mains wires drawn to back of board, and available for connection.
8.8. Power points
8.8.1. 1 double to each toilet block,
8.8.2. 1 double to each kitchenette
8.8.3. 1 adjoining each sub-board
8.8.4. 1 double per 50m2 of mezzanine floor area.
8.9. Telephone or data of 6pair of lines to each unit.
9. FIRE SERVICES.
9.1. Hydrant line as per BCA a PC if required.
9.2. Fire hose reel as per BCA
9.3. Fire extinguishers to BCA requirements.
9.4. Sprinklers to comply with BCA.
